Rental Policies Deposit In most cases, unless otherwise noted, a $200 deposit per week of your stay is required to confirm your reservations. The deposit, which is separate from the rent, will be refunded to you by mail approximately 4-6 weeks after you leave. Deducted from the deposit will be: (1) cleaning and/or housekeeping charges [if they are not included in the rental rate] which range from $75 - $500, depending on the property, and (2) any charges for damage that is more than normal wear and tear. Cancellations Except for Christmas bookings, with a 60-day written notice we will refund the full deposit, less a $50 processing fee. If less than 60 days' written notice is given, the entire deposit will be forfeited. If less than 30 days' written notice is given, the rent & excise tax will be forfeited unless the unit can be re-rented. Rates Rent is due 30 days before your arrival. While we make every effort to keep our information current, because of the increasing cost of owning and maintaining a home in Hawaii, the rates quoted may change slightly from time to time. All rates are plus 4.166% gross excise tax and 7.25% room tax. Please note there is a 4-night minimum for the Main House, and a 3-night minimum for the Ohana Cottage. If you plan to stay longer than a week, the extra nights will be prorated at the weekly rate. Special Instructions for Prime Time Bookings Please inquire about special Christmas rates and deposit requirements. Cancellation requires 90 days' written notice. Rent is due 60 days before Christmas arrival. Keys and Directions After your rent is paid in full, prior to your vacation you will be given the Lockbox code to open the lockbox that contains the keys to your rental property. You will also be given complete directions to the property via e-mail or regular mail. In the event of an emergency, you will be given an emergency telephone number. Check-in time is 3:00 p.m. Check-out time is 10:00 a.m. Furnishings Both the Main House and the Ohana Cottage are completely furnished and include linens and kitchen items. |
